We stayed at Lyndewode house from 2017 to 2019. Before moving in we had looked at more than 30 apartments in Mumbai when we eventually stumbled into this gem of Art Deco architecture -- a green oasis smack dab in the middle of the hustle and bustle of Cumbala Hill, South Mumbai. Lyndewode House is probably one of the best kept Art Deco buildings (and secrets!) in Mumbai, made possible by a professional team running it and a responsive land lord. Should you need to fix anything at the house the landlord will have the right person at your door step the same day. So very often we just looked at the afternoon light coming into our living room and in taking the moment, appreciating that we were so privileged to live in these beautiful surroundings! And of course many an evening, where we would be sitting in the living room, just enjoying the sheer atmospherics of the apartment (with a glass of wine or whiskey :-)). What we just absolutely loved about the house was the serenity: we can’t name any other place in South Mumbai where one can sit on the balcony and only hear birds and see greenery, no cars, no street noise. lastly, Lyndewode House is made special due to people who live there. There are incredible stories and friendships behind every door. It is been three years since we left our Mumbai home but we still cherish the fondest of memories of it.

I stayed in Lyndewode House for three years. It provided a wonderful refuge from the hustle, bustle and noise of Bombay - on a hill, surrounded by tall trees, with distant views to the sea from my large terrace. In winter, one also enjoyed a remarkable diversity of birdlife, from Barbets to Golden Orioles.
Lyndewode House is a beautiful Art Deco building, which has been owned by the same family since it was constructed in the 1930’s. The flats are both elegant and practical - with high ceilings and lovely old woodwork. A far cry from the average Bombay skyscraper. And the building is lovingly maintained by the landlord, who has lived there since he was a child.
The building is still part of my life. During my regular visits to Bombay, I always stay with a friend who lives directly below my old flat. That’s how Lyndewode House works.

The Lyndewode House is like a secret oasis in the middle of Mumbai - waves of relaxation greet us every time we enter the property’s secluded lush green grounds.
The gorgeous property is maintained in impeccable condition, including the grounds and common areas of the building - always a good sign of a diligent and caring landlord.
Each of the homes in Lyndewode House are spacious, airy, and comfortable, with 1930s Art Deco styling, yet all the conveniences of modern day life, enjoyed by a friendly mix of neighbours from nearby and afar. Having said that, our flat was perfect for us, with two fewer rooms but an enormous terrace overlooking the quiet Parsi hospital and out to sea - perfect for a sunset drink or two….
The generous and sincere landlord, Mr. Cyrus Patel, is always at the ready to address any concerns, and the onsite team of security guards and grounds keepers ensure our oasis is maintained in top notch condition.
Having lived in lovely homes in Canada, London and Hong Kong, we are sorry to leave our best home yet.
We have truly enjoyed our stay here, and can highly recommend it to any interested parties.

Our stay in Lyndewode House for 3 years was a high point in our Mumbai experience.
After 3 years in the Taj Wellington Mews we moved to Lyndewode House and have been very happy there.
Coming to the house via the curved road with beautiful tropical and often flowering plants gives it a very special feeling.
The apartment itself was so nice, old world charm, nice sized rooms, very comfortable living.
Always in the green, and deadly quiet in the middle of hectic Mumbai.
Cyrus was also a wonderful landlord, always very helpful, taking care of nice fresh flowers in the communal spaces etc.
We had a wonderful time there, and would advice anyone who has the opportunity to live there to grab it!!

I think this is the place to live in Mumbai !
When you live in this huge city, crowded, hectic, with non-stop traffic, horning cars... it is so important to come back in this remote place, up the hill that is called Lyndewode House.
We were so happy in this apartment, we loved the art-deco style of the building, we also really appreciated the cosy atmosphere of a small, human size and well maintained building.
Most of our freinds in Bombay still claim that our apartment was one of the best place to live in. They were surprised by the quietness and the surrounding nature so close to the Breach Candy Club and hospital.
In fact, I wish I could have the same apartment in Paris...

Nicki and I came to India in April 2009, to embark upon a new adventure of working in the
south of Mumbai as the CEO of Aon in India. This was our first time working overseas and
although I had travelled extensively across the Asia region and particularly to India, the move
to India was still quite a challenge for my wife and I.
Finally moving out of our hotel into Lyndewode House later that year was the point at which
we began to feel at home.
Lyndewode House itself was often referred to by Nicki and Felicity, our then 13 year old
daughter as our sanctuary. Although it's located in the middle of one of the busiest parts of
south Mumbai, when sitting in the apartment or even out on the balcony, you could almost be
in the middle of the countryside. The beautiful trees and constantly restocked/planted gardens
gave the whole place a wonderful feel and the stresses of the city were left behind as the car
drove up the drive.
The apartment itself was well decorated and equipped and with our furniture in, became a home away from home for the family.
One of the other benefits of Lyndewode House is having the landlord on site. If anything
needed fixing/replacing etc. Cyrus Patel, whether in the country or not, was normally very
quick to resolve the issue to our satisfaction.
Finally, the occasional delicious cake to celebrate a festival or a birthday was always welcomed
by the family.
I would thoroughly recommend Lyndewode House and Cyrus Patel to any prospective tenant.

We lived in Lyndewode House from June 2012 to October 2015. It was the perfect place for us and added greatly to the enjoyment of our time in Mumbai.
The apartment is spacious and elegant in the Art Deco style and has been immaculately decorated and maintained by Cyrus Patel.
The location is quiet and peaceful and became an oasis of calm in the bustle and noise of the city.
It is well located in Breach Candy giving easy access to South Bombay as well as to areas on the other side of the Sea Link.

Lyndewode House! It’s actually beyond what anyone can put down in words!
The experience starts just as you enter the gates and start the climb - the greenery, the winding drive, the porch and of course then the impeccably maintained, beautiful building and flats! We stayed there for a good 5 years and loved it.
I think the height of our 3rd floor flat was equivalent to the height of a 8th floor flat of another building in the area.
Plenty of natural light and air without the pollution. We were amongst the fortunate to have the flat with an open terrace (deprives you of 1 bedroom compared to other flats but was completely worth it) with sweeping views of lush greenery of Parsi General Hospital, the sea beyond and Malabar hill skyline; the open terrace was the place for many parties and relaxed evenings with family and friends!
You wouldn't believe that you are in Bombay – its so serene (you can hear the birds which are aplenty especially beautiful parrots in the tree in the main porch area) yet just a 3 minute walk down the lane you are in the midst of normal Bombay life with traffic, horns etc.
The place is well maintained because of the fact that you and Pesi yourselves stay there and also target to get upmarket clients for the rest of the flats and offer them a value for money.
We had made some good friends there as well, including yourself and Pesi. I sincerely doubt whether you can find an apartment (and building) like this anywhere in Bombay; would love to stay there again if given the chance.

I had a great experience living at Lyndewode House - it is an oasis of peace and quiet in Mumbai that is well maintained by the owners who live in the building.
